  • Every figure shown is an estimate for business-purpose investment property financing only — not an offer or commitment to lend.
  • Simply Approved Mortgages is a licensed mortgage broker (NMLS #2620881), licensed for residential lending in Florida and Colorado and arranging business-purpose investor loans across our approved 37-jurisdiction footprint.

Our editorial purpose

Simply Approved Mortgages publishes plain-English education about DSCR loans, rental property financing, and other business-purpose investment programs. Pages should answer the investor's main question near the top, explain the real trade-offs, show the math, and give a clear next step without pressure or unsupported promises.

Source hierarchy

  1. Primary government and regulatory sources — HUD (Fair Market Rents, income limits, census-tract designations), Census, BLS, CFPB, and state regulators.
  2. Published lender program guidelines and industry data for program mechanics.
  3. Reputable market data providers for rent, value, and market-level statistics.

We cite the source next to material statistics, limits, or requirements, and we show the data vintage where it matters. Wholesale lender identities and proprietary rate sheets are never published.

Compliance review

Before a material page is published or materially changed, it is checked against our advertising-compliance rules: Regulation N (mortgage acts and practices), Regulation Z triggering terms, ECOA and Fair Housing, UDAAP, and applicable state advertising rules. We do not describe ourselves as a lender, we do not present an estimate as an approval or commitment, and we do not publish leverage, credit, or loan-size claims that exceed our actual program limits.

Rate, pricing, and calculator claims

Any rate or payment shown must come from our audited pricing pipeline with its assumptions and timestamp displayed. Payments are principal and interest only. Calculator outputs are labeled as illustrative estimates, not quotes. See our calculator methodology for the underlying models.

AI-assisted drafts

AI may help organize research or prepare a draft, but it is not the source of truth. AI-assisted content is held for human review and may not invent rates, statistics, citations, credentials, testimonials, government relationships, local facts, or program rules. Blog posts and social drafts remain unpublished until approved by a human reviewer.

Updates and corrections

We review time-sensitive content on a recurring schedule and whenever an authoritative source changes. A "last updated" date is not changed merely to make a page look fresh. If you find an error, contact us and we will investigate, correct the page, and keep an internal record of the change.

What a final review checks

  • Search intent, standalone value, originality, and a useful next action.
  • Accurate claims, authoritative citations, and current data vintages.
  • Broker identity, licensing scope, disclosures, and advertising safeguards.
  • Readable structure, accessible controls, mobile layout, internal links, valid schema.
  • Calculator assumptions, limitations, and the difference between an estimate and a loan decision.

Human review is not a guarantee of accuracy

Our review process is a good-faith effort to publish accurate, useful, compliant content. It is not a warranty. The fact that a page, blog post, calculator explanation, or AI-assisted draft was reviewed by a person does not mean it is accurate, complete, current, or applicable to your property, entity, state, or lender. Guidelines, pricing, tax rules, and local regulations change constantly, third-party data can be wrong, and AI-assisted drafts can contain confident-sounding errors that survive review. Content on this site is educational only — it is never a quote, an approval, an offer of credit, or legal, tax, accounting, or investment advice.

Broker identification. Simply Approved Mortgages LLC is a mortgage broker and is not a direct lender. We arrange loans with third-party wholesale lenders; we do not make the lender's final credit decision or fund the loan. We arrange residential mortgage loans in Florida and Colorado. Business-purpose loan products may be arranged in additional states only where permitted by applicable law and pursuant to applicable licensing requirements or exemptions.

Business-purpose use. DSCR and other investment-property loan products described on this site are intended for business-purpose, non-owner-occupied real estate transactions and are not intended for the purchase or refinance of a borrower's primary residence. Borrowers are responsible for accurately disclosing occupancy and intended use. Business-purpose loans may not receive all disclosures or protections that apply to consumer-purpose residential mortgage loans; documents and disclosures applicable to a particular transaction will be provided as required by law.

Credit and program terms. All loans are subject to lender credit approval, underwriting, acceptable appraisal or valuation, title review, insurance, and supporting documentation. Eligibility, programs, rates, points, fees, payments, terms, loan amounts, leverage, and availability may vary by borrower, guarantor, property, occupancy, credit profile, loan-to-value ratio, debt-service coverage ratio, lender, and state, and may change without notice. Not all applicants, properties, products, or programs will qualify or be available in every state. No information on this site constitutes a loan approval, rate lock, offer, commitment to lend, or guarantee of terms or closing.

Illustrations and calculators. Rates, payments, property values, rents, cash flow, loan amounts, closing costs, and other calculator or scenario results are estimates for educational and illustrative purposes only. Actual results may differ. Taxes, insurance, association dues, reserves, lender charges, broker compensation, third-party costs, prepayment provisions, and other transaction terms may apply. Complete terms and applicable compensation will be disclosed in the transaction documents required for the specific loan. Nothing on this site constitutes an appraisal or a guarantee of value, rent, occupancy, income, savings, investment performance, or future results.

No professional advice. Site content is general information and is not legal, tax, accounting, financial, or investment advice. Borrowers and investors should conduct their own due diligence and consult qualified professionals regarding their circumstances and the legal, tax, financial, and investment consequences of a transaction.

Fair lending. Equal Housing Opportunity. Simply Approved Mortgages LLC conducts business in accordance with applicable federal and state fair-housing and equal-credit-opportunity laws and does not discriminate on any prohibited basis.

How We Evaluate This Scenario

A DSCR file is judged on the property, not your tax returns: qualifying rent divided by PITIA — principal, interest, taxes, insurance, plus HOA and flood where they apply. Most programs use the lesser of the in-place lease rent and the appraiser's market rent, so a lease signed below market usually caps the ratio no matter how strong the comps look.

Three inputs move the outcome more than anything else: rent support on the appraiser's rent schedule (Form 1007 or 1025), the LTV tier, and the credit tier. Dropping leverage by five points or moving up a FICO band frequently changes pricing more than shopping a different lender does.

Before you write an offer, price taxes and insurance at post-sale levels rather than the seller's current bill. In reassess-on-transfer states and in coastal insurance markets, that single adjustment is the most common reason a deal that penciled at contract fails the ratio at underwriting.

Credit & pre-approval

Why we pull credit for your investor loan pre-approval

Every DSCR / business-purpose loan file needs a tri-merge credit report so we can verify identity, price your rate tier accurately, and confirm reserves and payment history for the underwriter. Cleaner credit typically unlocks a better rate and higher leverage.

Pay for your credit report — SmartPay

Simply Approved Mortgages uses MeridianLink SmartPay to securely collect the credit report fee for your investor pre-approval. Payment goes directly to the credit vendor — not to us — and unlocks your tri-merge report (Equifax, Experian, TransUnion) so your loan officer can price your file.

  • Secure, PCI-compliant checkout hosted by MeridianLink
  • Required for a formal investor pre-approval decision
  • Soft-touch process — your loan officer will guide you through it

Check your credit first — $1 trial at MyITINCredit

Before you apply, it's smart to know exactly where your credit stands. MyITINCredit offers a $1 trial for 15 days that includes all three credit reports and scores (Equifax, Experian, TransUnion), plus ongoing credit monitoring so you can catch errors, dispute inaccuracies, and watch for identity theft.

  • See all 3 bureau reports & scores before your lender does
  • Ongoing monitoring alerts you to new accounts or score changes
  • Fix errors early — cleaner credit can widen your investor loan options
