How our West Virginia bridge program works

Our Bridge Loans give investors fast, flexible capital to close on time-sensitive deals — 1031 exchanges, off-market acquisitions, value-add repositions, or lease-up plays — with a clean path to a DSCR takeout once the property is stabilized. In West Virginia, bridges are underwritten to the asset, the business plan, and the exit — not to in-place cash flow. Interest-only during the hold; only the funded balance accrues interest. When the property is stabilized and leased, we refinance you into a 30-year DSCR permanent loan — same lender, same file, reused appraisal in most cases.

Top bridge markets in West Virginia

  • Homeowners / landlord insurance quote naming the lender as mortgagee
  • Purchase contract (purchase) or existing note & mortgage (refinance)

1031 exchange playbook

Hitting the 180-day 1031 deadline in West Virginia

A bridge is usually the only real-estate loan fast enough to close inside the 180-day IRS window when agency debt won't cooperate. Here's the calendar we run to.

TimingMilestoneWhat happens
Day 0Relinquished property closes45-day identification clock and 180-day close clock start.
Day 1–45Identify replacement(s)Written ID delivered to the qualified intermediary. Line up bridge lender in parallel.
Day 45–60Bridge application & appraisalOrder appraisal, entity docs to underwriting, insurance binder in flight.
Day 60–120Underwrite & clear conditionsTitle, insurance, business plan and exit signed off. Draw QI funds to close.
By day 180Bridge closes — deadline hitReplacement property funded before the IRS deadline. Bridge holds until DSCR takeout.
Month 6–12Stabilize & refinanceLease up, season, refinance into 30-year DSCR at up to 80% LTV. Same-lender file.

Simply Approved isn't your QI, tax advisor, or attorney — coordinate with your CPA and QI on identification and boot. We handle the loan.

When a bridge is the right call

Six bridge scenarios we fund in West Virginia

Bridges aren't for every deal. These are the plays where a 12–24 month IO loan is the cheapest, fastest capital path — and where a DSCR alone won't work.

1031 exchange timing
Trigger

IRS 180-day close deadline can't be met with agency debt

Why bridge wins

Bridge closes in 10–14 days on non-owner-occupied — the classic use case.

Off-market / auction
Trigger

Seller wants 7–10 day certainty at a discount

Why bridge wins

Same-day scenario, 10-day close, proof-of-funds letter on request.

Lease-up / partially occupied
Trigger

5–10 unit multifamily is 40–70% occupied — won't hit DSCR yet

Why bridge wins

Bridge holds to full occupancy; then DSCR refi on stabilized NOI.

Cash-out to fund next deal
Trigger

Equity trapped in a stabilized asset; new deal under contract

Why bridge wins

Cash-out bridge at 75% LTV, close on the new asset, refi both to DSCR later.

Light value-add reposition
Trigger

Cosmetic upgrades + rent bumps needed — no heavy rehab

Why bridge wins

Bridge without a rehab escrow. Cheaper than a fix & flip loan for cosmetic work.

DSCR fallout / lender switch
Trigger

Prior lender pulled at the finish line; DSCR won't season in time

Why bridge wins

Bridge closes in 10–14 days, then refi to DSCR when seasoning clears.

Timeline

From application to DSCR takeout in West Virginia

Most bridge files close in 10–14 business days and refi into DSCR permanent debt 6–12 months later. Extensions available if the stabilization runs long.

  3. Day 3–8
    Appraisal

As-is (and as-stabilized where relevant), 5–7 business days.

  4. Day 8–14
    Underwrite & clear

  6. M 6–12
    DSCR takeout

Exit strategies

Four ways to exit a bridge in West Virginia

We underwrite to your primary exit but always stress-test a backup. The DSCR refinance is the cleanest fallback on almost every income-producing bridge.

DSCR refinance (most common)

Stabilize the rent roll, season 30–90 days as required by the DSCR program, refi into a 30-year fixed at up to 80% LTV. Same lender = same file, reused appraisal in most cases.

Sale at stabilization

Reposition boosts as-stabilized value; sell to a long-term investor or 1031 buyer at a spread over your bridge basis. Common on small multifamily and mixed-use.

Bridge extension → agency permanent

For 5+ unit multi and mixed-use, extend the bridge 6 months and refi into Fannie Small Balance / Freddie SBL agency debt at a lower fixed rate.

Bridge-to-bridge (portfolio recycle)

Pay off the bridge from a cash-out DSCR on another stabilized asset — pulls trapped equity to seed the next deal.

Glossary

Bridge loan terms in West Virginia

Vocabulary your underwriter, QI, and appraiser will use. Learn it once and every future file moves faster.

As-is value

Appraised value today, before any repositioning. Drives the cash-out LTV cap on a refinance bridge.

As-stabilized value

Appraised value at full occupancy and market rents. Drives the DSCR takeout loan amount at exit.

Bridge-to-DSCR

Sequence where the bridge is paid off by a 30-year DSCR permanent loan once the property is stabilized. Same lender = same file, reused appraisal, no re-shop.

Business plan

Written narrative describing the acquisition, reposition, and exit. Every bridge file requires one — it's how underwriting sizes the reserve requirement.

Extension option

Right to extend the bridge 6 months at a small fee. Standard on 12-month bridges; sometimes automatic on complex value-add.

IO (interest-only)

Payment structure with no principal amortization. All bridges are IO — payoff at exit equals the original loan amount.

Qualified intermediary (QI)

IRS-required third party that holds relinquished-property proceeds during a 1031 exchange until the replacement funds.

Reposition / stabilization

Getting a property from partial occupancy or below-market rents to full occupancy at market rent so DSCR permanent debt qualifies.

Seasoning

How long the bridge must be in place before a DSCR refi will fund. Typically none on same-lender takeout; 3–6 months elsewhere.

Takeout loan

The permanent loan that pays off the bridge at exit. Usually a 30-year DSCR mortgage on income-producing property.

Monthly market update

Bridge · West Virginia rate & market update

Compiled from Freddie Mac PMMS, U.S. Treasury, and BLS releases. Figures are published with the period they cover and the date they were retrieved.

Price & supply data

West Virginia home price index and building permits

Two federal datasets investors use to read a market: the FHFA all-transactions House Price Index for repeat-sale appreciation, and the Census Building Permits Survey for how much new supply is being authorized. Each figure is shown with the period it covers.

What the data shows in West Virginia

The FHFA all-transactions index for West Virginia is up 8.0% over the last four quarters (Q2 2026). Permitted private housing units over the trailing twelve months are 1.8% higher than the prior twelve, at 3,981 units through August 2026. Both series are historical measures of the market, not a forecast, a valuation of any specific property, or an indication of loan terms.

  • House price index is a repeat-sale measure across all transactions, so it reflects the same properties trading over time rather than a change in the mix of what sold.
  • Permits authorize construction; not every permitted unit is built, and delivery typically lags authorization by several quarters.
  • Statewide readings can differ sharply from a single submarket. Underwrite the property and its rent comps, not the state average.

Historical data, not a projection. Past appreciation and permit volume do not predict future values, rents, or returns, are not a valuation of any property, and are not an offer of credit or an indication of loan terms.

County data

Loan limits, permits and disaster history in West Virginia

Three published federal datasets that shape how an investor sizes and insures a deal: FHFA conforming loan limits by county, the Census Building Permits Survey at the county level, and FEMA's record of federal disaster declarations.

Conforming loan limits — 2026

$832,750 – $1,249,125

One-unit limit across West Virginia counties. High-cost counties: Jefferson County.

Conforming limits govern loans sold to Fannie Mae and Freddie Mac. DSCR and other business-purpose investor loans are not agency loans and are not bound by these limits — the figures are shown as market context for sizing a deal.

County building permits

County-level permit data is published for metro counties only. Select a city page for county detail. Statewide permit volume is shown in the price and supply section.

Declaration history is not a flood-zone determination for any property, an insurance quote, or a prediction. Confirm the flood zone and elevation for the specific address and price insurance with a licensed carrier.

FEMA flood zone by address

Check how FEMA currently maps a specific property in West Virginia. Flood zone drives whether a lender will require flood insurance, which changes your carrying cost and DSCR.

FAQ

Bridge loans in West Virginia — questions, answered

Do you fund bridge loans in West Virginia?

Yes. We fund business-purpose bridge loans across West Virginia — up to 80% LTV on purchase, 75% on cash-out, 12–24 month interest-only terms, and a same-lender DSCR takeout at stabilization.

What credit score do I need for a West Virginia bridge loan?

680 minimum for the primary guarantor. 720+ unlocks the best pricing tier and the highest leverage. Co-guarantors can be added to strengthen a file.

How fast can we close a West Virginia bridge?

Most West Virginia bridge files close in 10–14 business days. Clean title, a completed application, an appraisal turn under 7 days, and a signed business plan drive speed.

Does the property need to cash flow to qualify in West Virginia?

No. Bridge loans in West Virginia are underwritten to the asset, business plan, and exit — not to in-place DSCR. That's the whole point of a bridge vs. our 30-year DSCR permanent loan.

Can I use a West Virginia bridge loan for a 1031 exchange?

Yes — this is one of the most common use cases. West Virginia bridge closes fast enough to hit the IRS 180-day replacement deadline when agency debt won't.

Can I cash out equity from an existing West Virginia property?

Yes. Cash-out bridges are capped at 75% of as-is appraised value in West Virginia. Common use: pull equity from a stabilized asset to fund the next acquisition, then refi both to long-term DSCR.

Are West Virginia bridge loans business-purpose only?

Yes. In West Virginia bridge loans are business-purpose only, vested in an LLC or corporate entity, and exempt from consumer disclosure requirements (RESPA/TILA/TRID).

How does the DSCR takeout work in West Virginia?

Once your West Virginia property is stabilized and leased, we refinance the bridge into a 30-year DSCR permanent loan at up to 80% LTV. Same lender = same file, reused appraisal in most cases, no re-shop.

What's the reserve requirement on a West Virginia bridge?

Typically 6 months of PITIA verified from a bank statement at underwriting. Value-add and vacant assets may require more.

Can I extend a West Virginia bridge if the stabilization runs long?

Yes — a 6-month extension is available on most files, subject to a small extension fee and a re-price. Common triggers in West Virginia: appraisal timing, lease-up delays, and permit lag on light rehab.

What property types qualify for a West Virginia bridge?

1–4 unit residential, 5–10 unit small multifamily, and select mixed-use in West Virginia. Owner-occupied properties are not eligible.

How are West Virginia bridge rates set?

Rate depends on LTV, asset type, borrower experience, credit, and exit certainty. Interest-only during the bridge — only the funded balance accrues.

How We Evaluate This Scenario

Bridge pricing buys speed and flexibility, so the only question that really matters is the exit: sale, refinance into DSCR, or lease-up and stabilization. Underwrite the takeout first — if the permanent loan does not pencil, the bridge is a trap rather than a tool.

Pay close attention to term length, extension options and their fees, and any exit or minimum-interest provision. A six-month term on a nine-month renovation is a common and expensive mismatch.

Because bridge loans are interest-only and short, the carry is a real line item in your return. Include it in the deal math rather than treating it as a closing cost.

Credit & pre-approval

Why we pull credit for your investor loan pre-approval

Every DSCR / business-purpose loan file needs a tri-merge credit report so we can verify identity, price your rate tier accurately, and confirm reserves and payment history for the underwriter. Cleaner credit typically unlocks a better rate and higher leverage.

Pay for your credit report — SmartPay

Simply Approved Mortgages uses MeridianLink SmartPay to securely collect the credit report fee for your investor pre-approval. Payment goes directly to the credit vendor — not to us — and unlocks your tri-merge report (Equifax, Experian, TransUnion) so your loan officer can price your file.

  • Secure, PCI-compliant checkout hosted by MeridianLink
  • Required for a formal investor pre-approval decision
  • Soft-touch process — your loan officer will guide you through it
